These booking conditions set out the terms of your contract with us, Syöte Booking Centre / Lapin Mökkilomat Oy (mentioned as booking centre). The contract exists between you and the booking centre and all conditions become binding once you have completed the booking.
If you have booked the Hotel Iso-Syöte´s Reindeer or Star Superior rooms, Aurora Suites, Eagle View, Bear Cave or Phoenix Suites, check the special terms located below.
RESERVATIONS AND PAYMENTS
The booking must be made by an adult (at least 18 years old). By making a reservation the client accepts the booking terms and conditions.
The reservation can be made online and confirmation of the reservation will be immediately sent to the customer’s email. When booking online at least the deposit (30% of the accommodation price) or the full payment and a 16 € service fee needs to be immediately paid to accomplish the online booking. The method of payments are credit cards (Visa and Mastercard) as well as a Finnish online bank. If the booking is made less than six weeks prior to the start of the stay, no separate advance payment as deposit will be charged, only the full amount. After the payment has been made the customer must return from the payment service back to the reservation system to confirm the booking. Booking confirmation and possible final payment will be sent to the email immediately after the booking is made.
Reservations may also be made by e-mail or by telephone. In this case Syöte Booking Centre will send the customer a booking confirmation and invoice(s) by email. The advance and final payment must be paid by the due date mentioned on the invoice before the holiday begins. If the reservation is made later than six weeks before the start of the stay, no prepayment will be separately charged, only the full amount. Non-payment is not a cancellation.
A service fee of 16 € will be added to all bookings. The invoice is paid with SEPA payment (IBAN account number and bank BIC code) using the reference number on the invoice. All remarks concerning invoices must be reported within 7 days of the invoice issue date.
The reservation confirmation message contains the caretaker’s contact information and directions which allows the customer to find the key pick-up point and lodging location. On arrival the customer must be able to present payment receipts. If the customer made the reservation through a travel agency then the travel agent booking confirmation needs to be shown.
CANCELLATION OF THE BOOKING
Should you want to cancel your booking you must always do so in writing by e-mail to email@example.com. The cancellation will take effect from the day we receive your written notification.
If we receive your cancellation:
If your cancellation is due to sudden illness / injury / death of a close relative or your travel party, we will refund you your payment reduced with a 100 € cancellation fee and 16 € service fee. The event must be immediately reported to Syöte Booking Centre and proved with a reliable document, e.g. a doctor’s certificate. If cancellation is made after the rental has begun, no compensation will be refunded. In such cases you can possibly apply for a compensation from your insurance company.
All bank fees for refunding the payment will be charged to the customer.
CHANGING YOUR BOOKING
If the customer changes the booking (destination, dates, extra services and number of people) Syöte Booking Centre has the right to charge a 30 € service fee. The change must be made no later than six weeks prior to the arrival date. Later changes will be considered as a cancellation of the previous booking and result in a new booking.
SYÖTE BOOKING CENTRE´S RIGHT TO CANCEL THE BOOKING
Syöte Booking Centre reserves the right to cancel the booking in case the payments are not fulfilled on time.
Syöte Booking Centre reserves the right to cancel the booking in case of forces of nature or other reasons out of the booking centre’s control such as e.g. fire and/or water damages of the booked accommodation. In this case we will notify you of the cancellation immediately and refund all payments. The booking centre may offer a replacement accommodation, but must not do so. Possible occuried customer expenses will not be covered if the contract was terminated due to force majeure reasons.
DELIVERY OF ACCOMMODATION KEY
The accommodation key will be delivered to the key pick-up point according the sent instructions. There is only one key per accommodation. If the customer does not arrive at the stated time or does not give notice of an exceptional arrival time, Syöte Booking Centre can not guarantee key delivery. It is the customer’s responsibility to check the instructions given in the booking confirmation and act accordingly.
If the key to the accommodation is lost, the Syöte Booking Centre has the right to charge the customer for incurred costs including lock replacement.
STAYING AT THE COTTAGE
The property is available from 16:00 on the day of arrival until 12:00 on the day of departure unless otherwise mentioned.
The rent includes the right to use the booked accommodation for the booked period. Normal energy costs, furniture, cooking and dining facilities, tableware as well as mattresses, blankets and pillows are included in the rental price. Other items included in the price are indicated by the booking information. Bed linen and towels are not included in the price (unless otherwise indicated) but they must be used. Bed linen and towels can be booked at an additional cost. The use of sleeping bags is prohibited.
The accommodation is cleaned before the customer’s arrival. The customer is responsible for cleaning the accommodation during the stay. Please check the details found on the booking confirmation whether the final cleaning is included in the rental price. If the final cleaning is not included in the price, the customer will take care of the final cleaning himself or can book the final cleaning for an extra charge. Even though the final cleaning is included in the price or booked with an extra charge, the customer is responsible for washing the dishes, taking out the household garbage and leaving the furniture and other equipment at their original places to avoid an additional cleaning cost.
THE NUMBER OF GUESTS
The number of persons staying at an accommodation may not exceed the number given in the description. Tents or caravans on the building site are prohibitted.
SMOKING AND PETS
Smoking is strictly prohibited inside the accommodation! If smoking was detected inside the accommodation, Syöte Booking Centre will charge an additional cleaning fee of minimum 300 €.
Bringind pets is only allowed at pet-friendly accommodations. Pets must be notified when making a booking. The customer is obliged to pick up pet’s droppings from the yard environment and compensate any pet caused damages. Damages must be reported to the property caretaker or to the office of Syöte Booking Centre before departure.
The Syöte Booking Centre is not responsible for allergy or any other problems caused by smoking or pets.
Due to the abundant consumption of water and firewood, all kinds of self-brought hot tubs are prohibited. They also cause disturbance to neighbors and drainage water causes erosion and slipperiness.
CHARGING ELECTRIC CARS
Electricity used for charging electric or hybrid cars is not included in the rental price. You are not allowed to charge your car at the cottage/apartment. There are two official charging points at the back of LumiAreena building at the base of Iso-Syöte and four charging points at the Hotel Iso-Syöte’s parking lot on the top of Iso-Syöte.
Syöte Booking Centre is not responsible or liable for damages both before and during the stay caused by force majeure or any other unpredictable or unforeseeable reason that the Syöte Booking Centre or affiliated representative could not have prevented even through utmost care. Syöte Booking Centre must inform the customer of the obstacle without delay and try to act in such a way that the damage suffered by the customer is kept to a minimum.
Syöte Booking Centre is not obligated to compensate any inconvenience or cost to the customer caused by natural conditions, insects, mice, ants, unexpected weather changes, construction work on neighboring plots, equipment or other changes made by the owner that have not been notified to Syöte Booking Centre, or problems caused by a third party (such as water, electricity powerage, TV network, etc.).
The customer is bound to notify the Syöte Booking Centre for any damages of the accomodation or on its property. If the customer does not discontinue causing disturbance/dangerous situations of his/her fellow neighbors, the booking centre has the right to terminate the rental agreement. The customer will be liable for all expenses occurred.
Should you have any cause to complaint about the booking or state of your holiday accommodation, you must immediately inform the caretaker of the complaint for remedial action. Do not allow your holiday to be spoiled due to some fault or problem which your caretaker is able to fix immediately.
If the caretaker is unable to fix the problem, please contact Syöte Booking Centre’s office, tel. +358 8 823 400, Mon-Fri 9 am-5 pm or by e-mail firstname.lastname@example.org. Should a problem remain unsolved you should make your complaint in writing, for continued handling, to Syöte Booking Centre within a week’s time after departure.
Should we not be able to settle things amicably, you are entitled to have the dispute arbitrated at the Finnish Consumer Complaint Board. If you did not contact the caretaker during your holiday in order to fix the problem, Syöte Booking Centre is not obliged to compensate.
INCORRECT PRICE INFORMATION
Invalid price information does not bind Syöte Booking Centre to fulfill its obligations. This is for instance, the case if the difference between the indicated price and the actual price is very high or the wrong price can be considered to be abnormally low compared to the general price level.

Cancellation and modification of the reservation
Cancellations must always be made in written form directly to Syöte Booking Centre. The booking will not automatically be canceled if the invoice is not paid. The cancellation is considered to have taken place at the moment when it has reached the Syöte Booking Centre.
Reindeer Rooms, Star Superior Rooms, Kelo Cottages and Fell Top Cottages
Summer and autumn June 1st – Nov 30th:
If cancelled or modified up to 2 days prior to arrival, the paid ammount will be returned minus 10 € cancellation fee and 16 € service fee.
If cancelled or modified later or in case of no-show, the first night of the reservation will be charged as well as 16 € service fee.
Winter and spring Dec 1st – May 1st:
Full prepayment 30 days prior to arrival.
If cancelled or modified later or in case of no-show, no refund.
Aurora View Suites
Summer and autumn June 1st – Nov 30th:
If cancelled or modified 7 days prior to arrival, cancellation fee of 50 € will be charged as well as 16 € service fee.
If cancelled or modified later or in case of no-show, the first night of the reservation will be charged as well as 16 € service fee
Winter and spring Dec 1st – May 1st:
Full prepayment 30 days prior to arrival.
If cancelled or modified later than 30 days or in case of no- show, no refund.
Eagle View Suite, Bear Cave Suite and Phoenix Suite
Full prepayment. Non refundable.
If cancelled, modified or in case of no-show, no refund.

Payments by Visa, Visa Electron or MasterCard
If you want to pay with Visa, Visa Electron or MasterCard, Syöte Booking Centre only acts as a marketer of products and services and also delivers the products to the buyer. From the user’s point of view, this service works just like traditional online payment.

Paytrail Oyj appears as the payee on the account statement or card invoice and forwards the payment to the merchant.
