The contract exists between you and the booking centre and all conditions become binding once you have completed the booking.<\/p>\n<p><strong>If you have booked the Hotel Iso-Sy\u00f6te\u00b4s Reindeer or Star Superior rooms, Aurora Suites, Eagle View, Bear Cave or Phoenix Suites, or Hotel Pikku-Sy\u00f6te&#8217;s hotel rooms, or KIDE Hotel by Iso-Sy\u00f6te&#8217;s accommodation, please check the special terms located below.\u00a0<\/strong><\/p>\n<p>If you have booked safaris or programs, please <a href=\"https:\/\/syote.net\/en\/program-booking-terms\/\">check their separate booking terms<\/a>.<\/p>\n<p><strong>RESERVATIONS AND PAYMENTS<br \/>\n<\/strong><\/p>\n<p>The booking must be made by an adult (at least 18 years old). By making a reservation the client accepts the booking terms and conditions.<\/p>\n<p>The reservation can be made online and confirmation of the reservation will be immediately sent to the customer&#8217;s email. When booking online at least the deposit (30% of the accommodation price) or the full payment and a 20 \u20ac service fee needs to be immediately paid to accomplish the online booking. The method of payments are credit cards (Visa and Mastercard) as well as a Finnish online bank. If the booking is made less than six weeks prior to the start of the stay, no separate advance payment as deposit will be charged, only the full amount. After the payment has been made the customer must return from the payment service back to the reservation system to confirm the booking. Booking confirmation and possible final payment will be sent to the email immediately after the booking is made.<\/p>\n<p>Reservations may also be made by e-mail or by telephone. In this case Sy\u00f6te Booking Centre will send the customer a booking confirmation and invoice(s) by email. The advance and final payment must be paid by the due date mentioned on the invoice before the holiday begins. If the reservation is made later than six weeks before the start of the stay, no prepayment will be separately charged, only the full amount. <strong>Non-payment is not a cancellation.<\/strong><\/p>\n<p>A service fee of 20 \u20ac will be added to all bookings. The invoice is paid with SEPA payment (IBAN account number and bank BIC code) using the reference number on the invoice. All remarks concerning invoices must be reported within 7 days of the invoice issue date.<\/p>\n<p>The reservation confirmation message contains the caretaker&#8217;s contact information and directions which allows the customer to find the key pick-up point and lodging location. On arrival the customer must be able to present payment receipts. If the customer made the reservation through a travel agency then the travel agent booking confirmation needs to be shown.<\/p>\n<p><strong>CANCELLATION OF THE BOOKING<br \/>\n<\/strong><\/p>\n<p>Should you want to cancel your booking you must always do so in writing by e-mail to keskusvaraamo@syote.fi. The cancellation will take effect from the day we receive your written notification.<\/p>\n<p>If we receive your cancellation:<\/p>\n<ul>\n<li>more than 28 days before the start of your holiday, we will refund your deposit reduced with a 30 \u20ac cancellation fee and a 20 \u20ac service fee<\/li>\n<li>less than 28 days but more than 14 days before the start of your holiday, we will charge you 30% of the total price and a 20 \u20ac service fee will be charged<\/li>\n<li>less than 14 days before the start of your holiday or in case of no-show, we will charge you the total price. <strong>Non-payment is not a cancellation.<\/strong><\/li>\n<li>If the customer cancels the booking and exits the resort before the rental period ends, compensation will not be paid.<\/li>\n<\/ul>\n<p>If your cancellation is due to sudden illness \/ injury \/ death of a close relative or your travel party, we will refund you your payment reduced with a 100 \u20ac cancellation fee and 20 \u20ac service fee. The event must be immediately reported to Sy\u00f6te Booking Centre and proved with a reliable document, e.g. a doctor&#8217;s certificate. If cancellation is made after the rental has begun, no compensation will be refunded. In such cases you can possibly apply for a compensation from your insurance company.<\/p>\n<p>All bank fees for refunding the payment will be charged to the customer.<\/p>\n<p><strong>CHANGING YOUR BOOKING<br \/>\n<\/strong><\/p>\n<p>If the customer changes the booking (destination, dates, extra services and number of people) Sy\u00f6te Booking Centre has the right to charge a 30 \u20ac service fee. The change must be made no later than six weeks prior to the arrival date.\u00a0\u00a0Later changes will be considered as a cancellation of the previous booking and result in a new booking.<em><br \/>\n<\/em><\/p>\n<p><strong>SY\u00d6TE BOOKING CENTRE\u00b4S RIGHT TO CANCEL THE BOOKING<br \/>\n<\/strong><\/p>\n<p>Sy\u00f6te Booking Centre reserves the right to cancel the booking in case the payments are not fulfilled on time.<\/p>\n<p>Sy\u00f6te Booking Centre reserves the right to cancel the booking in case of forces of nature or other reasons out of the booking centre&#8217;s control such as e.g. fire and\/or water damages of the booked accommodation. In this case we will notify you of the cancellation immediately and refund all payments. The booking centre may offer a replacement accommodation, but must not do so. Possible occuried customer expenses will not be covered if the contract was terminated due to force majeure reasons.<\/p>\n<p><strong>DELIVERY OF ACCOMMODATION KEY<\/strong><\/p>\n<p>The accommodation key will be delivered to the key pick-up point according the sent instructions. There is only one key per accommodation. If the customer does not arrive at the stated time or does not give notice of an exceptional arrival time, Sy\u00f6te Booking Centre can not guarantee key delivery. It is the customer&#8217;s responsibility to check the instructions given in the booking confirmation and act accordingly.<br \/>\nIf the key to the accommodation is lost, the Sy\u00f6te Booking Centre has the right to charge the customer for incurred costs including lock replacement.<\/p>\n<p><strong>STAYING AT THE COTTAGE<br \/>\n<\/strong><\/p>\n<p><span class=\"VIiyi\" lang=\"en\"><span class=\"JLqJ4b\" data-language-for-alternatives=\"en\" data-language-to-translate-into=\"fi\" data-phrase-index=\"0\">The property is available from 16:00 on the day of arrival until 12:00 on the day of departure unless otherwise mentioned. <\/span><\/span><\/p>\n<p><span class=\"VIiyi\" lang=\"en\"><span class=\"JLqJ4b\" data-language-for-alternatives=\"en\" data-language-to-translate-into=\"fi\" data-phrase-index=\"0\">The rent includes the right to use the booked accommodation for the booked period. <\/span><\/span>Normal energy costs, furniture, cooking and dining facilities, tableware as well as mattresses, duvets and pillows are included in the rental price. Other items included in the price are indicated by the booking information. Bed linen and towels are not included in the price (unless otherwise indicated) but they must be used. Bed linen and towels can be booked at an additional cost. <span class=\"VIiyi\" lang=\"en\"><span class=\"JLqJ4b\" data-language-for-alternatives=\"en\" data-language-to-translate-into=\"fi\" data-phrase-index=\"0\">The use of sleeping bags is prohibited.<\/span><\/span><\/p>\n<p>Please note that the accommodation facilities operate on the principle of self-sufficiency, which means that the customer must purchase rubbish bags, toilet paper, soap, dishwashing detergents, sauna seat covers, etc. for the duration of their stay.<\/p>\n<p>The accommodation is cleaned before the customer&#8217;s arrival. The customer is responsible for cleaning the accommodation during the stay. Please check the details found on the booking confirmation whether the final cleaning is included in the rental price. If the final cleaning is not included in the price, the customer will take care of the final cleaning himself or can book the final cleaning for an extra charge. Even though the final cleaning is included in the price or booked with an extra charge, the customer is responsible for washing the dishes, taking out the rubbish and leaving the furniture and other equipment at their original places to avoid an additional cleaning cost.<\/p>\n<p>Please note, that there could be other people staying in the area. Please take other travelers and locals into consideration by keeping it quiet especially at night time.<\/p>\n<p><strong>THE NUMBER OF GUESTS<br \/>\n<\/strong><\/p>\n<p>The number of persons staying at an accommodation may not exceed the number given in the description. Tents or caravans on the building site are prohibitted.<\/p>\n<p><strong>SMOKING AND PETS<\/strong><\/p>\n<p>Smoking is strictly prohibited inside the accommodation! If smoking was detected inside the accommodation, Sy\u00f6te Booking Centre will charge an additional cleaning fee of minimum 300 \u20ac.<br \/>\nBringing pets is only allowed at pet-friendly accommodations. Pets must be notified when making a booking. The customer is obliged to pick up pet&#8217;s droppings from the yard environment and compensate any pet caused damages. Damages must be reported to the property caretaker or to the office of Sy\u00f6te Booking Centre before departure.<\/p>\n<p>The Sy\u00f6te Booking Centre is not responsible for allergy or any other problems caused by smoking or pets.<\/p>\n<p><strong>HOT TUBS AND MOBILE SAUNAS<br \/>\n<\/strong><\/p>\n<p>Due to the abundant consumption of water and firewood, all kinds of self-brought hot tubs and mobile saunas are prohibited. They also cause disturbance to neighbors and drainage water causes erosion and slipperiness. Unauthorised use of an outdoor hot tub or mobile sauna will result in a fine of 400 \u20ac.<\/p>\n<p><strong>CHARGING ELECTRIC CARS<\/strong><\/p>\n<p>Electricity used for charging electric or hybrid cars is not included in the rental price. You are not allowed to charge your car at the cottage\/apartment. There are two official charging points <a href=\"https:\/\/chargefinder.com\/en\/charging-station-pudasjarvi-lumiareena\/zny37w\" target=\"_blank\" rel=\"noopener\">at the back of LumiAreena building<\/a> at the base of Iso-Sy\u00f6te and four charging points <a href=\"https:\/\/chargefinder.com\/en\/charging-station-pudasjarvi-iso-syotteen-tunturihotelli\/xxdr7r\" target=\"_blank\" rel=\"noopener\">at the Hotel Iso-Sy\u00f6te&#8217;s parking lot<\/a> on the top of Iso-Sy\u00f6te.<\/p>\n<p><strong>DAMAGES<\/strong><\/p>\n<p>The customer is responsible for any damages of the accommodation during the stay &#8211; intentional or accidental. The customer is bound to notify immediately the caretaker or Sy\u00f6te Booking Centre for any damages of the accommodation or on its property.<\/p>\n<p><strong>DISTURBANCES<\/strong><\/p>\n<p>Sy\u00f6te Booking Centre has the right to terminate the rental agreement, if the customer does not, despite a warning, stop causing disturbance\/dangerous situations of his\/her fellow neighbors. The customer will be liable for all expenses occurred.<\/p>\n<p><strong>COMPLAINTS<\/strong><\/p>\n<p>Should you have any cause to complaint about the booking or state of your holiday accommodation, you must immediately inform the caretaker of the complaint for remedial action. Do not allow your holiday to be spoiled due to some fault or problem which your caretaker is able to fix immediately.<\/p>\n<p>If the caretaker is unable to fix the problem, please contact Sy\u00f6te Booking Centre&#8217;s office, tel. +358 600 555 999, Mon-Fri 9 am-5 pm or by e-mail <a href=\"mailto:keskusvaraamo@syote.fi\"><strong>keskusvaraamo@syote.fi.<\/strong><\/a> Should a problem remain unsolved you should make your complaint in writing, for continued handling, to Sy\u00f6te Booking Centre within a week&#8217;s time after departure.<\/p>\n<p>Should we not be able to settle things amicably, you are entitled to have the dispute arbitrated at the Finnish Consumer Complaint Board. If you did not contact the caretaker during your holiday in order to fix the problem, Sy\u00f6te Booking Centre is not obliged to compensate.<\/p>\n<p><strong>RESPONSIBILITY AND COMPENSATIONS<\/strong><\/p>\n<p>Sy\u00f6te Booking Centre is not responsible or liable for damages both before and during the stay caused by force majeure or any other unpredictable or unforeseeable reason that the Sy\u00f6te Booking Centre or affiliated representative could not have prevented even through utmost care. Sy\u00f6te Booking Centre must inform the customer of the obstacle without delay and try to act in such a way that the damage suffered by the customer is kept to a minimum.<\/p>\n<p>Sy\u00f6te Booking Centre is not obligated to compensate any inconvenience or cost to the customer caused by natural conditions, insects, mice, ants, unexpected weather changes, construction work on neighboring plots, equipment or other changes made by the owner that have not been notified to Sy\u00f6te Booking Centre, or problems caused by a third party (such as water, electricity powerage, TV network, etc.).<\/p>\n<p><strong>INCORRECT PRICE INFORMATION<br \/>\n<\/strong><\/p>\n<p>Invalid price information does not bind Sy\u00f6te Booking Centre to fulfill its obligations. This is for instance, the case if the difference between the indicated price and the actual price is very high or the wrong price can be considered to be abnormally low compared to the general price level.<\/p>\n<p><strong>LOST AND FOUND ITEMS<\/strong><\/p>\n<p>We will keep items found in our cottages and apartments for 3 months, except for items which are valued under 20 \u20ac. The booking will not automatically be canceled\u00a0 if the invoice is not paid. Non refundable.<br \/>\nIf cancelled, modified or in case of no-show, no refund.<\/p>\n<p>&nbsp;<\/p>\n<h3><strong>Hotel Pikku-Sy\u00f6te accommodation<\/strong><\/h3>\n<p>Hotel rooms<\/p>\n<p>A reservation can be cancelled 30 days before the date of arrival, a cancellation fee of \u20ac 30 and a delivery fee of \u20ac 20 will be charged. After this, the right to cancel or change will lapse.<\/p>\n<p>&nbsp;<\/p>\n<h3>KIDE Hotel by Iso-Sy\u00f6te accommodation<\/h3>\n<p>The hotel room is available from 4:00 PM on the day of arrival and must be vacated by 10:00 AM on the day of departure. The hotel may have different arrival and departure times. Each guest must present a valid ID upon request. For security reasons, only registered guests are allowed in the hotel rooms. The maximum number of people in the room must not be exceeded.<\/p>\n<p><strong>Pets in the hotel<\/strong><\/p>\n<p>Pets are welcome to stay at the hotel. We charge for pets according to the current price list. Pets must be notified when booking. There are a limited number of pet rooms. The person checking in with a pet is personally responsible for the animal&#8217;s well-being and any damage or expenses caused by the pet to the hotel or its other guests. The pet must not cause a disturbance to other guests.<\/p>\n<p>We follow good manners and rules of order at the hotel. If you violate these rules, you may be immediately removed from the hotel. However, you must pay for your accommodation and any additional services you have ordered and cannot demand a refund of any payment already made.<\/p>\n<p>As a guest, you are responsible for any damage caused intentionally or through negligence (such as smoking in the room) that you or your guests or your pet cause to the room or other hotel premises, the furniture or equipment there, or to other guests or their property. Liability for damage is determined in accordance with the general principles of compensation for damages.<\/p>\n<p>The hotel is completely non-smoking. Smoking is only permitted outside the hotel in designated areas. As a guest, you are liable to pay a fine if you smoke in an area where smoking is prohibited (for example, in an open window of a hotel room or on a balcony). The contractual penalty for smoking is at least 200 euros. The contractual penalty is a separate payment that does not affect the amount of any damages.<\/p>\n<p><strong>Cancellation conditions:<\/strong><\/p>\n<p>1\u20134 rooms: 48 hours before the start of the reservation 100% refund, later cancellations are not refundable.<\/p>\n<p>5\u20139 rooms: at least 7 days before 100% refund. The minimum billing amount is confirmed 7 days before the start of the reservation, later cancellations are not refundable.<\/p>\n<p>10\u201330 rooms: at least 30 days before 100% refund. The minimum billing amount is confirmed 30 days before the start of the reservation, later cancellations are not refundable.<\/p>\n<p>Reservations for 31\u201360 rooms are agreed on a case-by-case basis.[\/vc_column_text][vc_empty_space][vc_zigzag][vc_empty_space][vc_column_text]<\/p>\n<h3>Additional terms for online payment<\/h3>\n<p>Suomen Verkkomaksut is a company specializing in online payments, which has a license issued by the Finnish Financial Supervisory Authority.<\/p>\n<p>Payments by Visa, Visa Electron or MasterCard<br \/>\nIf you want to pay with Visa, Visa Electron or MasterCard, Sy\u00f6te Booking Centre only acts as a marketer of products and services and also delivers the products to the buyer.
